 Cancellation Policy

• Cancellations made 30 days before check-in are eligible for a full refund (minus 5% charge which is charged by our payments provider).

• No-shows or early departures will not be eligible for a refund.

• Moving a booking to a different date is free of charge. Only the difference in price is payable if you are moving between seasons

Check-In & Check-Out Times

• Check-in time: Rental check-in from 3pm. Guests welcome to arrive from 1pm to use facilities.

• Check-out time: 11am

• Late check-out based on availability and incurs an additional fee.

Guest Responsibilities

​​

• Guests must adhere to all house rules provided here.

• The lead guest must be at least 25 years old and is responsible for all members of their party.

• The maximum number of guests allowed per accommodation must not be exceeded.

• Parties, events, and excessive noise are strictly prohibited.

• Smoking is not permitted anywhere on site.

• Guests must respect the natural environment and surrounding properties.

• Fireworks and Chinese Lantern Balloons are strictly prohibited. Deposit will be forfeited if either are used.

• Any damages or missing items will be charged to the guest.

Pets Policy

 

Due to there being 5 cats at The Oaks, we unfortunately are unable to be dog-friendly. We hope you understand.

Limit on Length of Stay

 

As part of the planning permission from South Oxfordshire District Council for our guesthouse, we are able to accept bookings of up to 7 nights in length. (Detailed report here & here).

Masseuse, Private Chef &    Horseriding Cancellation

Please note that these are third party services and have their own cancellation policies.

Noise Pollution

​​

We do not allow any boomboxes or external speakers on site .

No Smoking Property

​

In order to protect both our guests and residents from the dangers of second-hand smoke, Cedar Hollow @ The Oaks operates a fully "no smoking" policy.  All private as well as public areas are non-smoking. Should guests be found to smoke in the property ,we reserve the right to enforce a fine of £50 per offence. If smoking occurs in the room, the fine will be £200 to pay for a deep clean.

Hot Tub & Sauna

​​

The Hot Tub and Sauna are used at your own risk. Be aware of health and safety risks of the temperatures for children. We do not recommend children below 12 years of age use these facilities but we let you determine your own risk profile and you do so at your own risk. If the water is left dirty due to lack of showering and/or lack of removal of makeup ahead of use of jacuzzi or due to children's use, we reserve the right to charge a £100 charge that will go towards a deep clean - which will be deducted from the deposit.

Tennis

​

Rackets and balls for both lawn tennis as well as table tennis are available in the storage box in the tennis court. Please make sure to book your times ​

Swimming times

​

Children's swim times must be pre-booked within the 1 hour timeslots available (09.00-21:00hrs). No lifeguards on duty so swimming is at your own risk. Note that the swimming pool bathroom is used by the guests of the Beavers Den as well as the Professor's Study.

Special requirements

​

We have made provisions for guests with disabilities and would be happy to discuss your requirements on request. If you have special mobility needs, please contact us.

​​Forgotten Property​

 

If items are forgotten in the treehouse, we are more than happy to send them on. We charge £14 + P&P. Please understand that the £14 all goes towards the cleaner as that is her actual rate pro rata for the time it takes to package and ship the item(s) back to you.

• A deposit is required at the time of booking to secure your reservation.

• Full payment must be made before check-in, as per the terms outlined at the time of booking.

• All prices are in [currency] and include applicable taxes unless otherwise stated.

• Bookings are non-transferable without prior written consent from The Oaks.

Liability & Indemnity

• The Oaks is not responsible for personal injury, loss, theft, or damage to guests' belongings during their stay.

• Guests agree to indemnify and hold The Oaks harmless from any claims, damages, or liabilities arising from their stay.

• Guests must ensure they have appropriate travel insurance in place.

• Guests may use the provided amenities, such as hot tubs, BBQ areas, and firepits, at their own risk.

• Proper safety precautions must be taken, including following all guidelines provided for use.

• The Oaks is not responsible for injuries sustained while using these facilities.
